1. Acceptance

These Terms govern your use of floridavspropertymanagement.com (the “Site”), operated by VS International Rental Properties LLC, a licensed Florida real estate broker (license CQ1039196) doing business as Florida VS Property Management (“Florida VS,” “we,” “us”). By using the Site you accept these Terms and our Privacy Policy. If you do not agree, do not use the Site. You must be at least 18 years old.

2. The Site is informational

The Site’s content is general information and is not a binding offer. Using the Site, submitting a form or talking to our team does not create a property management or brokerage relationship. That relationship exists only through a signed written agreement, which prevails over the Site if they differ. The Site is not intended to solicit properties under an exclusive agreement with another broker.

3. Fees and services

Published fees, services, promotions and guarantees are for guidance only. They may vary by property, area and rental type, and may change without notice. The terms that apply to you are those in your signed agreement.

4. Free rental analysis

The free analysis is a preliminary estimate based on the information you give us and on available market data. It creates no obligation for you or for us.

The analysis is not an appraisal or a guarantee of rent, occupancy, appreciation or return. It is also not financial, investment, legal or tax advice. Actual results may differ, and every real estate investment carries risk. Consult your own advisors before making a decision.

5. Partner advisors

We may introduce you to accountants, attorneys, lenders or other professionals. They are independent of our company and are responsible for their own services. Hiring them is your decision.

6. Equal housing

We comply with federal and Florida fair housing laws. We do not discriminate based on race, color, national origin, religion, sex, disability, familial status or any other class protected by law.

7. Property listings

Listings on the Site may come from third parties such as Tenant Turner. The information is deemed reliable, but we do not guarantee it, and it may contain errors or omissions. Prices, availability and terms may change without notice, and measurements are approximate. Verify the details before making a decision.

8. Owner and tenant portals

The portals linked from the Site are provided by AppFolio under its own terms. You are responsible for keeping your password confidential and for activity under your account. Tell us immediately if you detect unauthorized use.

9. Permitted use

When using the Site, you must not:

  • Submit false information or another person’s details without their authorization.
  • Use it for unlawful purposes, to harass others or to send unsolicited advertising.
  • Interfere with its security or operation, or introduce malicious code.
  • Extract its content in bulk with automated tools without our written permission.

10. Communications

If you give us your information, our team may contact you personally by phone or WhatsApp to handle your request. Automated messages are sent by email only and include a link to unsubscribe. We do not send text messages or automated messages by phone or WhatsApp.

11. Intellectual property

The Site’s text, images, logos, videos and design belong to VS International Rental Properties LLC or its licensors. You may view them for personal, non-commercial use only. You may not copy, modify or distribute them without written permission. Third-party trademarks belong to their owners.

12. Testimonials

Testimonials reflect individual experiences. They do not guarantee that you will get the same result.

13. Third-party links

We do not control the third-party sites and services linked from the Site and are not responsible for their content or practices. We recommend reviewing their terms and policies.

14. Disclaimer of warranties

THE SITE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE EXTENT PERMITTED BY LAW, WE MAKE NO WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL OPERATE WITHOUT INTERRUPTIONS OR ERRORS.

15. Limitation of liability

TO THE EXTENT PERMITTED BY LAW, WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL OR CONSEQUENTIAL DAMAGES, OR FOR LOST PROFITS, ARISING FROM YOUR USE OF THE SITE OR RELIANCE ON ITS CONTENT. This section does not limit obligations under a signed agreement or rights that the law does not allow to be excluded.

16. Indemnification

You agree to indemnify and hold us harmless from claims and reasonable costs, including attorneys’ fees, caused by your breach of these Terms or misuse of the Site.

17. Governing law and jurisdiction

These Terms are governed by the laws of the State of Florida and applicable U.S. federal law, without regard to conflict of law rules. Any dispute about the Site will be resolved in the state or federal courts of Orange County, Florida, unless the law provides otherwise.

18. Suspension of access

We may suspend or limit access to the Site if you breach these Terms or for technical or security reasons. Provisions that by their nature should continue, such as intellectual property, warranties, liability and indemnification, will remain in effect.

19. Changes to these Terms

We may change these Terms. We will post the current version here with its date. If you keep using the Site after a change, you accept the new version.

20. General provisions

If a provision is invalid, the rest remain in effect. Not exercising a right does not waive it. These Terms are the entire agreement on the use of the Site and do not replace any signed agreement.
